Equity Partnership Holdings and Moses Tucker Partners Announce Acquisition of Firewheel Town Village, Signaling Major Expansion into Dallas-Fort Worth Market

The acquisition of the 154-unit Firewheel Town Village, an active adult apartment community, is a joint venture with Equity Partnership Holdings

LITTLE ROCK, Ark., Sept. 3, 2024 — Equity Partnership Holdings (EPH), with offices in Denver, Colorado; Charleston, South Carolina; and Newport Beach, California, and Moses Tucker Partners (MTP), a leading commercial brokerage, development, and property management firm based in Little Rock, Arkansas, with a branch office in Bentonville, Arkansas, today announced their joint acquisition of Firewheel Town Village, an active adult apartment community in Garland, Texas.

The joint venture signifies MTP’s strategic entry into the highly competitive Dallas-Fort Worth (DFW) market and marks the beginning of an aggressive expansion plan in partnership with EPH. The two firms are poised to announce additional acquisitions in the coming months, further solidifying their presence and investment in the dynamic DFW market.

Located along President George Bush Turnpike, just four miles west of US-75, Firewheel Town Village is a premier 55+ active adult apartment community and Class A multifamily asset known for high-quality finishes and robust resident retention. The 154-unit property was built in 2018 and boasts an 84 percent retention rate over the past 12 months, making it a valuable addition to EPH and MTP’s joint investment portfolio.

The Dallas-Fort Worth Metroplex is widely recognized as one of the most dynamic Metropolitan Statistical Areas (MSAs) and fastest-growing regions in the United States. From 2022 to 2023 alone, the metro’s population increased by 152,600 people. This rapid growth has positioned DFW to overtake Chicago as the third-largest MSA in the 2030s. The region's pro-business atmosphere, diverse job market, and steady economic expansion make it preferable among institutional investors, particularly in the multifamily sector. The demand for housing continues to outpace supply, creating a favorable environment for rent growth.

"Expanding into the DFW market represents a key strategic move for Moses Tucker Partners," said Chris Moses, Principal, President & Chief Executive Officer at Moses Tucker Partners. "The Dallas-Fort Worth Metroplex is the most dynamic market in the United States for job and population growth, making it an ideal environment for our firm’s continued expansion. The acquisition of Firewheel Town Village in partnership with EPH aligns with our joint mission to invest in high-quality, stabilized assets in markets with strong economic fundamentals."

Firewheel Town Village features modern interiors with sleek granite countertops, glass tile kitchen backsplashes, stainless steel appliances, and spacious floor plans. The community is tailored to active adults and offers amenities such as a heated saltwater pool, an expansive clubhouse, a television lounge, and a full-service salon.

Valiant Residential will be retained as the property management firm for Firewheel Town Village, ensuring continued service and care for the community's residents.
